PURPOSE OF THE JOB Accountable for all business, financial, and management aspects of the assigned properties including preparing, implementing and adhering to the approved strategic asset plan, budgets for the properties, developing and maintaining strong working relationships with occupants, and supervising key building staff/employees. Usually leads a team of Property, Office, Project, and Facility Managers and which may also include Critical Operations Managers, Directors of Engineering, and Chief Engineers. KNOWLEDGE AND EXPERIENCE • Significant experience in Property/ Construction / Facility Management with demonstrable experience within Senior Management and further experience managing an EMEA FM or Construction portfolio • Experience of engineering and all facets of property operation • Excellent technical, interpersonal, and analytical skills required. • Excellent written and oral communications skills. • Strong computer and systems knowledge. • Prior experience in directly managing employees and multi-discipline teams. PRINCIPAL RESPONSIBILITIES - Has primary responsibility for the day-to-day operation of the properties to assure that all site operations are in compliance with established policies and procedures, management agreement, and are consistent with the client’s overall objectives. - Prepare annual budget, monthly financial variance reports, operations analysis reports for the client and that all reports are reviewed and approved by the responsible Portfolio Manager. - Monitor and enforce the terms of all lease agreements, the billing and payment of rents in compliance with leases. Responsibilities include all aspects of lease administration. - Bears primary responsibility for creation and maintenance of all site specific documentation including, but not limited to, property information book, site operating manual and emergency operations manual. - Oversees all construction projects and delegates the administration of specific projects as required to ensure timely completion. - Ensure adherence to the approved budget with primary responsibility for variance reporting, forecast cash flow of property, review real estate tax assessments, and file required municipal reports. - Oversee completion of project and capital improvements consistent with local codes to ensure timely completion within planned budget. - Hire, train, and supervise a qualified engineering, management and maintenance staff to promote efficient and cost-effective operation. Responsible for employee administration, including performance management, salary reviews, setting goals and motivating subordinates to meet goals. - Support and provide leadership in a commitment to achieve company vision and mission and extol its values in the day-to-day conduct of business.
